I am a real estate broker located in Baltimore, Maryland. Since 2004 I have completed over 30 transactions involving the purchase, renovation, resale, and rental of properties for myself, clients, and investors.
My business partner has recently retired, which has created an opportunity for a new partner to step in and immediately start receiving cash flow.

I have a house enrolled in the government's Housing Choice Voucher (HCV) program. Under this program, monthly payments are made by direct deposit on the first of every month. Instead of worrying about the rent being late, or not being paid, you are assured that you will be receiving the rent in full every month. These payments are guaranteed, and present no-risk. Currently in Baltimore, the waiting list to get into the HCV program has 10,000 people on it. Hundreds of millions of dollars are dedicated to this program by the federal government, with additional funds added by state and local governments every year. This program, nor it's funding, will ever go away. That is what makes this no-risk with guaranteed returns. The current tenant has been in the property since June 2008.
What I am looking for is someone to provide funds to purchase the note presently on the property. The transaction can either be set up as a straight loan with property as collateral, or as a mortgage securitized by real property.
The person I am looking for should already have a real estate background, or be interested in learning about the advantages of real estate ownership regardless of the current market perceptions.
The loan amount required is $100,000. The rate and terms of repayment are flexible, depending on the investor's desired returns. Payment plans can be established to allow the loan to be repaid in as little as three years, or the investor can choose to hold the note, thus producing worry-free, passive income for whatever term they desire.
