Description:
We are looking for a investor or a group of investors to become a 50% shareholder in our new company. We are a new real estate investment firm which is run by an exception real estate investor. Our lead converted a few thousand dollars into over thirty-five million dollars in real estate assets in about five years. A couple of years ago he took a leave of absence from the real estate market with the loaming uncertainty on the horizon. Now he has returned to start a fresh new bold real estate investment firm that is diverse within the real estate industry. The firm to manages, invest/own apartment complexes and develop residential properties. The main focus of our firm and one of the leading drivers of return on investment is a semi-unique investment model that purchases apartment complexes in key markets and converts them into condominiums. This of course is not a unique strategy by any means, but we take a turn that allows us to expedite this process. During our normal operations of our residential apartment portfolio we start the conversion of some of the units into condominiums. We market these units to tenants and the overall market. We then offer a seller financing that is grouped and pooled together in order to classify creditworthiness and then pooled and warehoused off to convential lending institutions. This offers us a revenue stream from interest earned, sale and conversion of property, management (since we will stay on as management companies for the associations), rentals, interest & points on the warehousing, repair/construction services and more. Since our apartment complexes are leveraged at about a 60% LTV, this allows us to generate a 300% to 400% ROI for our shareholders and company. In most markets the price of a straight purchase of a apartment vs. a comparable condo unit is anywhere from 100% to 150%. Also with our construction arm we step in and convert the units and create value through the reconditioning of the units. This business model takes us to eventually raising capital through the bond market allowing us to convert and move extremely fast with purchase, conversion and warehousing of our lending arm. Within a five to seven year outlook we would like to take the company public to maximize our investors potential returns and allow us to expand to levels unthinkable with private capital. Our projections would put a 5mm dollar investment worth 40mm plus on the open market, thus maximizing our investors returns (and that is just the start, since the capital generated by the firm going public would put our third year after going to market at a overall $150,000mm market cap making the 5mm investment a $70,000mm return. This not speculation it is a serious straight forward approach to real estate investing that only requires the capital to get it off the ground.
